Design-Build vs. General Contracting

Choosing the right project delivery method is one of the most consequential decisions an owner makes before construction begins. Design-build and traditional general contracting each have strengths -- but for complex infrastructure projects, the data strongly favors design-build.

Two Delivery Methods. Different Results.

In traditional design-bid-build (DBB), the owner hires an architect or engineer to produce complete construction documents, then separately hires a general contractor through competitive bidding. The two firms have separate contracts and separate incentives.

In design-build (DB), the owner hires a single firm to provide both design and construction services under one contract. The design-build team manages the entire process.

The Construction Industry Institute at the University of Texas analyzed 351 projects and found that design-build delivers projects 33.5% faster and 6.1% cheaper than design-bid-build.

Side-by-Side Comparison

Contract Structure: Design-build uses a single contract for design and construction. Traditional uses separate contracts -- one with architect/engineer, one with general contractor.

Schedule: Design-build is 33.5% faster (CII research) through phased delivery. Traditional requires design to be substantially complete before construction bidding.

Cost: Design-build delivers 6.1% lower cost (CII research) through early cost certainty and value engineering. Traditional cost is unknown until all bids are received.

Change Orders: Minimized in design-build because constructability is engineered into the design. Frequent in traditional delivery due to design-field conflicts.

Accountability: Single point in design-build. Split between designer and builder in traditional delivery.

When to Choose Each Method

Choose design-build when schedule is critical, the project is complex, you want single-point accountability, budget certainty matters, or you want value engineering during design.

Choose traditional GC when the design is complete, you want maximum competitive pressure on pricing, the scope is standard, or public bidding requirements apply.

Neither delivery method is universally superior. The right choice depends on your project's complexity, timeline, and how much coordination you want to manage.
