How We Build
Bolt Contracting uses an engineering-led design-build process that integrates PE-stamped design, self-perform construction, and single-source accountability from consultation through commissioning.
Consultation & Scoping
We start by understanding the project -- scope, site, timeline, budget, and constraints. No RFP required. A phone call or a site visit is enough to begin.
Our team reviews available documentation, conducts preliminary site evaluation, and identifies critical-path items. Within 48 hours of initial contact, we deliver a scoping document outlining our recommended approach, potential challenges, and preliminary budget range.
PE engineers participate from the first meeting -- not after a contract is signed.
Preconstruction & Engineering
Engineering drives preconstruction. We develop structural calculations, foundation designs, and utility layouts before committing to a budget -- not after.
Our preconstruction process includes geotechnical investigation coordination, topographic survey review, preliminary grading plans, structural engineering, and cost modeling. We develop designs in-house so that constructability is embedded from the start.
In-house PE engineering means stamped designs and construction plans from the same team.
Design Development
Detailed design advances in parallel with permitting and procurement. We issue early packages for sitework and foundations to compress the schedule.
We use phased design release to begin construction before all design is complete. Sitework and foundation packages are issued first, structural steel and building envelope follow, and MEP coordination is finalized concurrently.

Permitting & Entitlements
We manage every permit -- building, grading, NPDES, erosion control, fire marshal, and utility connections. For DRI-level projects, we coordinate the full entitlement process.
Our team has experience navigating Georgia's permitting landscape across dozens of jurisdictions. We prepare complete permit packages, coordinate agency reviews, and manage the timeline so that construction is not delayed by administrative bottlenecks.
We start permitting during design -- not after -- so the schedule is never held hostage by paperwork.
Construction
Self-performed work on the critical path. Our crews handle mass grading, utilities, concrete, and steel erection with our own equipment and direct supervision.
Construction is managed through detailed look-ahead schedules, daily quality inspections, and weekly progress reporting. Self-performing the critical path means we control the work that controls the schedule.
Our iron, our crews, our accountability -- no subcontractor coordination gaps on the critical path.
Commissioning & Turnover
We commission every system, compile complete documentation, and walk the owner through the facility before handing over the keys.
Turnover includes final inspections, punch list completion, systems commissioning, O&M manual delivery, as-built drawing packages, and owner training. We maintain a warranty period with direct access to the superintendent and project manager who built the facility.
